Bridge Loans
Short-term funding (generally less than one year) allows a borrower to close quickly for tight timelines or to prepare the property for permanent financing.
Acquisition/Reposition Financing
Capital for value-added projects such as asset repositioning, property re-leasing and capital improvements that will increase the value of the underlying real estate. The duration is typically less than two years.
Development Loans
Financing for commercial and residential land development. This funding can include capital for acquisition and development improvement costs. These transactions may include participating debt, joint ventures or more active management.
Mezzanine Financing
Capital that is less expensive than equity. These investments or loans represent a second mortgage, a subordinated interest in a first mortgage or a preferred equity interest in the property of the owner. Mezzanine loans occasionally have a longer duration (up to three years with the possible extensions).
Opportunistic Investments
Joint-venture real estate or development investment. The terms and duration are determined on a transaction-by-transaction basis. Stallion Funding understands the complex process of development.
